Instagram Content for Realtors That Is Not Just Listings

by Gilbert Hasballa 31 Aug 2026

Instagram content for realtors

Every agent posts listings. Just listed, just sold, open house. It is the most crowded and least differentiating content in the industry, and it only speaks to people who are already in the market.

Most of your future clients are eighteen months away from moving. Listings are invisible to them. Something else is not.

Moving is frightening, and nobody says so

It is the largest transaction most people ever make, conducted in language they do not speak, on a timeline they do not control. The anxiety is the product you are actually addressing.

An agent who reduces that anxiety in public gets called when the time comes. An agent who posts a fourth kitchen photo does not.

30 content ideas for realtors

For buyers

  1. What you actually need saved before you start looking
  2. Costs nobody warns first-time buyers about
  3. What to look at that is not the kitchen
  4. How to spot a problem at a viewing
  5. Questions worth asking the agent, from a buyer
  6. What a survey does and does not tell you
  7. How long the process really takes
  8. Why the asking price is not the price
  9. What happens between offer and keys
  10. When to walk away

For sellers

  1. The cheap fixes that change a valuation
  2. What buyers notice in the first ten seconds
  3. Why overpricing costs you more than underpricing
  4. Renovations that do not pay for themselves
  5. How to prepare for photographs
  6. What to do about the smell you cannot smell
  7. Whether to sell before you buy
  8. Why viewings go quiet, and what it means
  9. How to read an offer beyond the number
  10. The paperwork to gather before you list

Local knowledge and trust

  1. What it is actually like living on that street
  2. The neighbourhood people overlook, and why they should not
  3. Where the local market is right now, plainly
  4. A myth about your area, corrected
  5. The tradespeople you would use yourself
  6. What you wish sellers asked you sooner
  7. Why you became an agent
  8. Who you work best with, and who you do not
  9. A deal that nearly fell apart, and what saved it
  10. What a first meeting with you looks like

Keep listings, but make them the minority

Listings still matter. They prove you are active and they serve people already searching. But a feed that is nine parts listing and one part everything else has nothing to offer the person who will call you next spring. Flip that ratio.
